What are commercial cleaners, and how do you book one?

Commercial cleaners work on premises a business trades from, as distinct from cleaners who work in homes. They cover shops, showrooms, studios, salons, light industrial units, workshops and mixed-use tenancies, and normally attend outside trading hours. What defines them is not a technique: it is that they work to a written scope separating every-visit tasks from periodic ones, and that a supervisor rather than the cleaner is accountable for the standard.

A commercial cleaner can be booked two ways. On a roster, a named cleaner attends on a set frequency under a rolling agreement with 30 days notice and no lock-in term. As a one-off, a crew attends once against a written scope — commonly before an inspection, after a fit-out, or over a shutdown — with nothing owing afterwards.

Clean Best quotes either after a free after-hours walkthrough of the premises and confirms a fixed figure in writing within 24 hours: per visit for a roster, per job for a one-off. Call 1300 494 983.

The detail

The commercial cleaner a premises can be handed to and forgotten

The commercial cleaners Sydney businesses complain about almost never fail loudly. They erode. Month one is immaculate. By month five the floor is being passed over rather than cleaned, the glass has a permanent smear at shoulder height, and the storeroom has quietly been dropped from the round entirely. Nobody makes a formal complaint, because none of it is individually worth the phone call — and that is exactly why it keeps happening.

Clean Best has been cleaning Sydney premises since 2015. Most of the commercial work we win comes from businesses who were not angry with their cleaner. They were just tired of noticing. If you are not ready to put anyone on a roster, book a single clean and judge us on that.

Why we insist on walking the premises first

You can price a haircut over the phone. You cannot price a building. Two premises of identical floor area can be completely different jobs depending on what is on the floor, how many people walk across it, and what the business actually does in there. A quiet showroom and a busy takeaway of the same size are not remotely the same clean, and any company that quotes both from a square-metre rate is going to under-do one of them. So we come and look, at no charge, and we do it after hours — because the premises we will actually be cleaning is the closed one with the bins full, not the tidy one you show customers.

A scope per zone, not per building

The single most common failure we inherit is one scope written for a premises that has three completely different kinds of space in it. The retail floor needs glass, floors and presentation every night. The workshop behind it needs swarf, dust and degreasing on a different cycle entirely. The little office upstairs needs desks and a kitchen. Written as one scope, the workshop always loses — it is the least visible and the most work. So we write a scope per zone, price each one honestly, and you can see precisely what you are buying in each room.

Frequency is a decision, not a default

Most businesses arrive assuming they need five nights a week because that is what the last quote assumed. Often they do not. A quiet suite with a dozen people is genuinely fine on two visits, and we will tell you so. What we will also tell you is when three nights is not enough — when the amenities, the food traffic or the dust load means a skipped night is visible the next morning. The honest frequency is the one that holds the premises at a standard, and quoting you for more than that is a short-term win and a long-term loss.

Trading hours are yours, not ours

No customer should ever meet a mop. Retail floors are cleaned after the last person leaves or before the doors open. Workshops are done between shifts. Studios are cleaned around bookings. If your premises needs something during the day — a spill, a washroom top-up, an entrance in wet weather — that is scoped as a separate light presence rather than smuggled into the main clean, so the after-hours work stays complete.

Who turns up, and who is answerable

The person cleaning your premises is police-checked before their first shift, carries commercial equipment rather than domestic gear, and is the same person every visit. Above them sits a named supervisor with a mobile number who walks your site once a month against the written scope and sends you the result. When a cleaner is on leave, the relief has been briefed on your scope beforehand. None of this is exotic. It is simply the difference between a clean that holds and a clean that drifts.

What it costs to find out

Nothing. We come and walk the premises after hours, at no charge, and you get a scope and a fixed figure in writing within 24 hours. The agreement rolls month to month with 30 days notice on either side — there is no lock-in term and no automatic annual increase — and $20m public liability sits behind every shift. Call 1300 494 983 and describe the premises. If your current cleaner is doing a good job, we will say that too.

Mixed premises

The buildings nobody else wanted to scope properly

A showroom with a workshop behind it. A café with a commercial kitchen and a first-floor office. A gym with a childcare room in the corner. These premises are everywhere in Sydney and they are consistently quoted as though they were one uniform box, because writing three scopes takes longer than writing one.

We would rather spend the extra hour. Each zone gets its own task list and its own frequency, and the price reflects the work in the hardest room rather than the average across all of them. The result is a quote that is sometimes higher than the one next to it and almost always the one that is still accurate in month twelve.

  • A separate task list and frequency for every kind of space
  • The hard rooms priced honestly instead of averaged away
  • Specialist crews for carpet, medical and childcare zones
  • One supervisor, one agreement, one invoice across the lot

What's included

What a commercial cleaner covers

  • Vacuum all carpet and mats, including edges, corners and under fixed furniture
  • Sweep, mop and spot-clean hard floors; machine-scrub sealed floors on rotation
  • Clean and disinfect washroom pans, urinals, basins, mirrors and partitions
  • Restock paper, soap, hand towel and liners before they run out
  • Clean and disinfect kitchen and tea-point benches, sinks, taps and appliance exteriors

  • Detail the entrance — mats, tracks, thresholds and the first metre of floor

  • High dusting on rotation: vents, light fittings, ceiling corners and the tops of fixtures
  • Lock up on the way out: lights off, doors secured, alarm armed and the visit logged

Carpet extraction, hard-floor resealing, kitchen exhaust cleaning and external windows are scheduled as periodic programs and quoted alongside the roster rather than inside it.

Pricing

What a commercial cleaner costs is built from your premises, not from a rate card

We price on four things: the size of the premises, the surfaces in it, how hard it is used, and how often we come. The figure is fixed and confirmed in writing before the first clean — per visit on a roster, or one number for a one-off.

Single small premises

A shopfront, studio, salon or suite — one trading floor, one amenity, one set of keys.

  • One to three visits a week, outside trading hours
  • Floors, glass, amenities and waste every visit
  • One cleaner who learns the site
  • Consumables managed or left with your supplier

One number, agreed in writing before we start.

Most common

Mixed-use premises

Premises with more than one kind of space — retail plus office, showroom plus workshop, studio plus production.

  • A scope written per zone, not one scope for the whole floor
  • Nightly or alternate-night frequency, set per zone
  • Named supervisor and a monthly written audit
  • Periodic work (carpet, high dusting) folded into the same agreement

One number, agreed in writing before we start.

Two or more premises across Sydney under one business — retail groups, clinic networks, franchise operators.

  • Separate scope and cleaner per site, one point of contact
  • Site register with access, inductions and insurance records
  • Consolidated invoicing across every site
  • One supervisor accountable for the whole portfolio

One number, agreed in writing before we start.

Your cleaner is inducted on access and alarms, starts on the agreed date, and the supervisor audits the site monthly.

FAQ

What Sydney businesses ask before booking a commercial cleaner

What owners and managers ask us before they book — for one clean, or for every week.

What does a commercial cleaner actually do?

A commercial cleaner works on any premises a business trades from, as opposed to a home: offices, shops, showrooms, salons, studios, light industrial units, workshops and mixed-use tenancies. It is a category rather than a technique. What makes a cleaner a commercial one is that they work to a written scope, outside your trading hours, and that someone other than the person holding the mop is accountable for the standard.

Can I book a commercial cleaner for one visit only?

Yes. A one-off commercial clean is a complete booking in its own right — before an inspection or an open day, after a fit-out or a refurbishment, over a shutdown week, or simply to bring a premises up to standard before anyone starts a roster on it. You get a written scope, one fixed figure for the job and a crew sized to finish in the window you have. Nothing rolls over afterwards.

Should I book a commercial cleaner or a more specific one?

If your premises is squarely an office, a warehouse, a clinic or a gym, book that page — the scope is written for that kind of room and the crews are specialised. Book a general commercial cleaner when your premises is mixed or does not fit a category: a showroom with a workshop behind it, a retail floor with an office upstairs, a studio with a small production area. We will scope the whole thing as one job.

Do you clean during trading hours or after we close?

After you close, in almost every case. Retail floors are done after the last customer leaves or before the doors open; industrial units are cleaned between shifts. Some high-traffic premises also run a discreet day presence for washrooms, entrances and spills, but that sits alongside the main clean rather than replacing it. We agree a window rather than a minute, and the work is always finished before you open.

What's the backup plan if our regular cleaner is away sick?

The site is covered by a relief cleaner who has been walked through your scope beforehand, not by whoever happens to be free. That is the practical reason we keep a written scope for every site — it means a substitute can deliver the same clean rather than an approximation of it. You are told in advance when we know in advance, and the supervisor checks the site after any relief shift.

Do you supply the consumables as well as the labour?

Either way. We can manage paper, soap, liners and hand towel entirely — restocked before they run out, invoiced at cost with the delivery folded into the cleaning visit — or you can keep your existing supplier and we simply use what is in the cupboard. Most clients hand it over within the first year, purely because running out of hand towel at 4pm stops being anybody's problem.

How are commercial cleaners in Sydney usually priced?

Badly, if they are priced by floor area alone. Square metres tell you nothing about how hard a space is used. We price on four things: the size of the premises, the surfaces in it, how heavily it is trafficked, and how often we come. The result is a fixed figure per visit, given in writing before we start, that does not change because a night ran long. A one-off clean is quoted the same way, as one figure for the whole job.

Can you handle several sites under one agreement?

Yes. Multi-site clients are a large part of our commercial book — a retail group with four shopfronts, an allied health business with three clinics. Each site keeps its own scope and its own cleaner, because the sites are genuinely different, but they sit on one agreement, one supervisor and one invoice. You ring one number regardless of which site has the problem.

Need something more specific than a general commercial cleaner?

If your premises is squarely one of these, that page has the scope written for it.
