What do end of lease cleaners do, and when do you book them?

End of lease cleaners — also called bond cleaners or vacate cleaners — perform a single, exhaustive clean of a rental property after the tenant has moved out and before the managing agent’s final inspection. The property is cleaned against the exit checklist supplied by the agent, not against a general standard.

The work goes considerably further than a regular clean: inside all cupboards and drawers, inside the oven, rangehood and other appliances, window tracks and sills, skirtings, door frames, light fittings, and full carpet extraction, which most residential leases require. The property must be empty before the clean.

There is a specific week in a person’s life when they care more about cleaning than they ever have before or will again. The truck has gone, the keys are due back on Friday, several thousand dollars of bond is sitting with an agent, and everything hinges on whether a stranger with a clipboard is satisfied. How much notice do you need to book an end of lease clean?

Often we can be there within the same week, and usually within a few days. Tell us the inspection date rather than the date you would like the clean, and we work backwards from it — including leaving a day's buffer, so that if the agent does raise something there is time for us to come back before the deadline rather than after it. Do you guarantee I will get my bond back?

Should the property be empty before you arrive?

Yes, completely, including the garage and any storage cage. We cannot clean inside a cupboard with things in it, and a property that is half-packed will simply be half-cleaned. If there is furniture that cannot leave — a fixed wardrobe, a dishwasher staying with the property — tell us in advance and we will scope around it. Otherwise, get the keys to us the day after the truck leaves.

Do end of lease cleaners do the carpets as well?

Yes, and most leases require professional carpet cleaning as a condition of the tenancy — check yours, because it is often in there and often overlooked until the inspection. We do it with hot-water extraction as part of the same job, so it is one booking, one crew and one invoice, rather than you chasing a separate carpet contractor between the truck and the inspection.

What is not included in an end of lease clean?

Repairs, painting, mould inside a wall cavity, exterior gutters, garden and lawn work, and any damage. Rubbish removal — a garage full of things you did not want to take — is quoted separately rather than assumed. We will always tell you before the day what falls outside the clean, so you have time to deal with it rather than discovering it in an inspection report.

What is the difference between a bond clean and a regular clean?

A regular clean is maintenance: it holds a line, week after week, and deliberately leaves the slow work for a rotation. A bond clean has no next week. It is a single booking that goes at everything a maintenance clean never touches — inside the oven and the range hood, the window tracks, the grout, the tops of the cupboards, behind the fridge, the skirtings — because it is being marked against an agent's exit list rather than against how the place looks.
