Our story
Why one cleaning company took on every kind of job
Most cleaning companies pick a lane. Commercial only. Bond cleans only. Carpets only. There is a sound business reason for it — a narrow service is easier to systematise and easier to sell. The trouble is that buildings do not respect the lane, and neither do the people who run them.
The office that needs a nightly clean also has a carpet that has not been extracted in four years. The medical centre needs an infection-control clean and also has a waiting room rug. The family with a fortnightly house clean is also, at some point, going to move out of a rental and need a bond clean in the same week they are packing a truck. Every one of those people ends up holding three phone numbers.
What we decided to be instead
We built Clean Best to be the company that answers all three calls. Twelve services, scheduled and one-off, on one agreement, with one supervisor and one invoice. It is harder to run than a specialist business — the medical crews are trained differently from the warehouse crews, and the carpet technicians have equipment nobody else touches — but it removes the thing our clients actually hate, which is being the coordinator of their own cleaning.
Our people are ours
We do not franchise and we do not subcontract. The person who cleans your site is employed by us, police-checked by us, supervised by us and covered by our insurance. That distinction is invisible right up until the moment something goes wrong, at which point people discover that the company they hired was not the company that was actually in the building. Everyone who attends a school or a childcare centre also holds a current Working With Children Check, and we hand over the numbers before we are asked.
The thing we do that annoys our own sales instincts
We tell people when they need less cleaning than they think. A studio that asks for weekly and only needs fortnightly gets told so. An office considering five nights when three would hold gets told so. It costs us revenue in the first month and it is the single most common thing our long-term clients mention when asked why they stayed. Selling a business more cleaning than its building needs is a way to win a quote and lose a client.
How we keep it from drifting
Cleaning never fails suddenly. It erodes — a task skipped, then skipped again, then forgotten. Two mechanisms hold the line. The same cleaner attends the same site, so they own it rather than passing through it. And a named supervisor walks every ongoing site once a month against the written scope and sends the client the result, in writing. It is not a clever system. It is just one that is actually carried out.
Where we are and how to reach us
We work from 54 Columbia Rd, Seven Hills, in Sydney’s west. The M4 is close by and the M2 is reachable up the Prospect Highway and Windsor Road, which is why Blacktown, Parramatta, Norwest and the western industrial estates are the near end of our map — and why crews can still be in the CBD, the inner west, the north shore, the east, the south, the Hills and out to Penrith. Ring 1300 494 983, describe the place, and we will tell you which of the twelve services it needs, or that it does not need us yet.
How we work
One supervisor, one scope, one invoice
Every ongoing site has a named supervisor with a mobile number, and that person walks the site monthly against the written scope. Not a call centre, not a ticket, not a portal — a person who has stood in your building and who signs their name to the audit.
It is the least glamorous part of what we do and it is the reason clients stay. A cleaning contract in month one is a promise. In month nine it is a habit, and habits only hold when somebody is checking them against something written down.
- A named supervisor per site, with a mobile number
- A monthly audit against the written scope, sent to you
- The same cleaner attends each visit
- Relief cleaners briefed on your scope before they arrive

Why Clean Best
What we hold ourselves to
Every one of these is a fact we can be held to, not a slogan. If we ever stop doing one of them, you should leave.
One quote covers the lot
Carpets, windows, the nightly clean and the deep clean before you open — priced together, invoiced together, chased with one phone call instead of four.
The same person turns up
Ongoing work is assigned to a named cleaner, not a pool. They learn the quirks of your site, which is the only reason month nine looks like month one.
The scope is written down
You get a task list split by frequency — every visit, weekly, quarterly — so nobody has to argue later about whether the skirting boards were included.
We work when you do not
Early mornings, evenings, weekends and shutdown periods. The only cleaning you should notice is the fact that the place is clean when you walk in.
Same cover on any size job
$20m public liability and police-checked staff apply to a single carpet visit exactly as they do to a nightly contract. There is no lesser tier.
No lock-in, ever
Ongoing agreements roll month to month with 30 days notice. If we stop earning the work, you should be able to leave without a legal argument.
How it works
What happens when you ring us
The same four steps for a single bond clean and for a four-site cleaning contract.
- 1
Describe the place
Ring 1300 494 983 and tell us what the building is, roughly how big, what the surfaces are, and whether this is a one-off or ongoing.
- 2
We come and look
Someone walks the site with you at no charge, usually within two days. We would rather see the mess than guess at it over the phone.
- 3
A number, in writing
Inside 24 hours you get the scope and the price on paper — what happens every visit, what rotates, and what is excluded.
- 4
The work starts
One-off jobs get booked for a date. Ongoing work gets a named cleaner and a supervisor who checks the site each month.
FAQ
Questions about Clean Best
The things people want to know about the company before they let it into their building.
Who is Clean Best?
A cleaning company based at 54 Columbia Rd, Seven Hills, trading since 2015 and servicing greater Sydney and NSW. We employ our own cleaners rather than running a franchise or a subcontractor network, we carry $20m public liability, and we cover the full list — offices, warehouses, clinics, schools, childcare centres, gyms, churches, strata buildings and private homes.
Do you subcontract the work out?
No. The person who cleans your site is employed and supervised by us, police-checked by us, and covered by our insurance. It matters because a subcontracted cleaner has a different set of incentives and a different insurer, and when something goes wrong you discover that the company you hired is not the company that was actually there.
What area do you actually cover?
Greater Sydney and the surrounding parts of NSW. We work out of Seven Hills, in Sydney's west, which puts Blacktown, Parramatta, Norwest and the western industrial estates at the near end of the map — and the M4 carries the crews east to the CBD and the inner west, and out through Penrith to the Blue Mountains foothills. The north shore, the eastern suburbs, the south and the Hills district are all serviced as well. If you are outside that and the job is substantial, ring us anyway — we will tell you honestly whether we can service it properly or not.
How do you keep the standard up over time?
Two mechanisms. The same cleaner attends the same site, so they own it rather than passing through it. And a named supervisor walks every ongoing site once a month against the written scope and sends the client the result. Cleaning does not fail suddenly; it drifts. A monthly audit against a written document is how you catch a drift while it is still a small correction.
Are you the same business as the other Clean Best sites?
Yes. Clean Best operates several sites covering different parts of the same business, all with the same team, the same phone number, the same address and the same insurance. This one is organised around the breadth of the work — helping people who have not yet decided which service they need, and who want scheduled and one-off work from a single supplier.
What do you not do?
Repairs, painting, gardening, gutters, pest control, and anything requiring a trade licence. We also do not handle clinical waste beyond replacing sharps containers where a practice has authorised it, and we do not enter a strata lot or move a tenant's belongings without written instruction. Being clear about the boundary in advance is how the boundary stops becoming an argument.
