Terms of Service
The terms on which we quote, schedule and deliver cleaning work. Written plainly, because a term nobody reads protects nobody.
These terms apply to cleaning services provided by Clean Best Services (“Clean Best”, “we”, “us”) to a client (“you”). Where you have signed a separate service agreement, that agreement prevails to the extent of any inconsistency.
Quotes and pricing
Quotes are fixed, provided in writing, and valid for 30 days. A quote is prepared from what we observed at the walkthrough or from the description you gave us. If the premises differs materially from that — significantly larger, materially dirtier, or containing work that was not disclosed — we will tell you before starting and give you the option to vary the scope or cancel. We do not adjust a price on the day without your agreement.
We do not publish hourly rates. Every job is priced against a written scope.
Scope of works
The written scope defines what is included, at what frequency. Anything not in the scope is not included, and if you want it added we will quote it as a variation rather than absorbing it silently and taking the time from somewhere else.
The following are outside every scope unless expressly quoted: repairs, painting, gardening, gutters, pest control, rubbish removal, anything requiring a trade licence, and any work at height requiring equipment beyond standard reach.
Access
You are responsible for providing safe and lawful access to the premises at the agreed time, including keys, codes, alarm procedures and any building or site induction required. Where we attend and cannot gain access through no fault of ours, the visit may be charged.
Access details you provide are recorded against your site and issued only to the cleaner assigned to it. They are returned or revoked when the agreement ends.
Our people
All cleaners are directly employed by us, police-checked before their first shift, and covered by our public liability insurance. Anyone attending a school or childcare centre holds a current Working With Children Check. We do not subcontract cleaning work.
Ongoing agreements and notice
Scheduled cleaning runs on a rolling agreement with 30 days written notice on either side. There is no lock-in term, no exit fee, and no automatic annual price increase — any change to the price is proposed in writing and takes effect only if you accept it.
Cancellation of a scheduled visit
Individual visits can be paused or cancelled with reasonable notice — at least 24 hours for a commercial visit and 48 hours for a booked one-off job. Cancellations inside that window may be charged, because the crew and the vehicle have already been committed to your site.
One-off jobs
One-off work is booked for a specific date against a written scope. The premises must be in the condition described — for an end of lease clean, that means empty, including any garage or storage cage. Where it is not, we will contact you before starting rather than proceeding and invoicing for something you did not expect.
Our re-clean guarantee
If work in the scope has not been done to the standard described, tell us and we will return and correct it at no charge. On a scheduled site that correction happens at the next visit, usually the following day. On an end of lease clean, where the managing agent’s final inspection raises a cleaning item that falls within the scope, we return and rectify it at no charge.
The guarantee covers cleaning. It does not extend to damage, repairs, unpaid rent, gardens or any other matter that is not a cleaning item, and no cleaning company can honestly promise otherwise.
Damage and insurance
We carry $20m public liability public liability insurance and a certificate of currency is supplied with every quote. If we damage something, tell us and we will make it right. Pre-existing damage, wear and tear, and items that are already failing — a cracked tile, a perished seal, a fitting that comes away in the hand — are not our responsibility, and where we notice them we will report them to you rather than say nothing.
Payment
Invoices are issued on the terms stated in your agreement, normally monthly in arrears for scheduled work and on completion for one-off jobs. Overdue accounts may result in services being suspended after written notice.
Liability
Nothing in these terms excludes any right you have under the Australian Consumer Law. Subject to that, our liability is limited to re-supplying the cleaning service or paying the cost of having it re-supplied.
